  • Compliance Audit Report — £499

4. Cancellations & Refunds

Once an inspection or service has been booked and confirmed, cancellations must be made at least 48 hours in advance to receive a full refund. Cancellations made with less than 48 hours' notice may be subject to a cancellation fee of up to 50% of the agreed fee.

Digital documents and reports that have been delivered are non-refundable once received, unless they are materially defective.

5. Inspection Reports — Scope & Limitations

Our inspection reports are prepared by qualified professionals and reflect the condition of the property at the time of inspection. Reports are provided for information purposes and do not constitute legal advice.

HHSRS inspection reports are carried out in accordance with the Housing Health and Safety Rating System (England) Regulations 2005. Our reports are advisory and do not replace formal enforcement action by a local housing authority.

We accept no liability for conditions that were not visible or accessible at the time of inspection.

6. Tenancy Documentation

Following the commencement of the Renters' Rights Act 2024, Assured Shorthold Tenancies (ASTs) are no longer available for new tenancies in England from May 2026. All new tenancies are now assured periodic tenancies (rolling agreements) under the reformed legislative framework.

Tenancy documentation provided by A Property PA is prepared as a template and guidance resource, updated to reflect the current legal framework. It is the landlord's responsibility to ensure all documentation is appropriate for their specific circumstances and complies with current legislation.

We strongly recommend landlords seek independent legal advice before entering into any tenancy agreement. A Property PA accepts no liability for losses arising from the use of template documentation without appropriate legal review.

7. Landlord Obligations

Landlords engaging our services remain solely responsible for compliance with all applicable legislation, including but not limited to:

  • The Housing Act 1988 and 2004
  • The Renters' Rights Act 2024
  • The Tenant Fees Act 2019
  • HMO licensing requirements under the Housing Act 2004
  • Gas Safety (Installation and Use) Regulations 1998
  • The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
  • The Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022
  • Homes (Fitness for Human Habitation) Act 2018

8. Limitation of Liability

To the fullest extent permitted by law, A Property PA's liability for any claim arising from our services shall not exceed the fees paid for the specific service giving rise to the claim.

We are not liable for any indirect, consequential or economic losses arising from the use of our services or reports.

9. Intellectual Property

All reports, documents and materials produced by A Property PA remain our intellectual property until full payment has been received. Upon payment, a licence is granted to the client for their own use. Reports may not be reproduced or shared commercially without our written consent.

10. Governing Law

These Terms & Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to These Terms

We reserve the right to update these Terms & Conditions at any time. The current version will always be available on this page. Continued use of our services following any changes constitutes acceptance of the updated terms.
