Fees, Compliance & Regulatory Information

A Property PA is committed to full transparency on our regulatory memberships, compliance obligations and the services we provide. This page sets out our key regulatory information in accordance with the requirements of The Property Redress Scheme, the ICO and applicable lettings legislation.

1. Regulatory Memberships

Property Redress Scheme (PRS)
A Property PA is a member of The Property Redress Scheme, an approved redress scheme under the Redress Schemes for Lettings Agency Work and Property Management Work (Requirement to Belong to a Scheme etc) (England) Order 2014. Membership number available on request.

Information Commissioner's Office (ICO)
A Property PA is registered with the Information Commissioner's Office as a data controller in accordance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018. Our ICO registration number is ZC152612.

2. Service Fees — Compliance Inspections & Reports

Our fees are tailored to each instruction and confirmed in writing before any work commences. To receive a fee quote for any of the services below, please use the enquiry button — we will respond promptly with full details.

HHSRS Advisory Inspection Report

A thorough advisory inspection assessing your property against all 29 HHSRS hazard categories, with a detailed written report and prioritised recommendations.

Damp & Mould Inspection Report

A specialist inspection identifying the source, extent and risk of damp and mould issues, with a written report and remediation guidance.

Compliance Audit Report

A comprehensive audit of your property's compliance position across all key legislative requirements, with a clear action plan.

Property Inspection Report

A detailed condition inspection report covering all aspects of the property, suitable for landlord records, dispute resolution or pre-tenancy documentation.

Tenancy Documentation Pack

A complete, legally compliant tenancy documentation pack tailored to your property and tenancy type under the Renters' Rights Act 2024.

3. Property Management Fees

Our management fees are confirmed in writing prior to commencement of services and vary depending on the scope of management, property type, location and portfolio size.

Full Management

From 10% pcm

End-to-end management including tenant liaison, maintenance coordination, compliance oversight and regular inspections.

Premium Management

From 12% pcm

Everything in Full Management, plus enhanced compliance reporting, priority response and dedicated account management.

Tenant Find / Let Only

Bespoke quotation

Tenant sourcing, referencing, tenancy documentation and handover. Fee confirmed at point of instruction.

HMO / Compliance Support

Bespoke quotation

Specialist HMO management and compliance support packages. Tailored to property size, licence type and portfolio requirements.

All fees are quoted exclusive of VAT. A Property PA is not currently VAT registered. To receive a tailored proposal, please contact our team or submit your property details.

4. Cancellations & Refunds

Once an inspection or service has been booked and confirmed, cancellations must be made at least 48 hours in advance to receive a full refund. Cancellations made with less than 48 hours' notice may be subject to a cancellation fee of up to 50% of the agreed fee.

Digital documents and reports that have been delivered are non-refundable once received, unless they are materially defective.

5. Tenancy Fees — Tenant Fees Act 2019

A Property PA complies fully with the Tenant Fees Act 2019. We do not charge tenants any prohibited fees. The only payments we may request from tenants are:

  • Rent (as set out in the tenancy agreement)
  • A refundable tenancy deposit (capped at five weeks' rent where annual rent is under £50,000)
  • A refundable holding deposit (capped at one week's rent)
  • Payments in default (e.g. late payment interest at 3% above Bank of England base rate, after 14 days)
  • Payments for variation, assignment or novation of a tenancy at the tenant's request (capped at £50 or reasonable costs if higher)
  • Payments for early termination of a tenancy at the tenant's request
  • Utility bills, council tax, TV licence and communication services where included in the tenancy agreement

6. Deposit Protection

All tenancy deposits collected by A Property PA are protected in a government-approved tenancy deposit protection scheme within 30 days of receipt, in accordance with the Housing Act 2004 (as amended). Tenants will receive prescribed information confirming which scheme their deposit is held with.

7. Right to Rent

A Property PA carries out Right to Rent checks on all prospective tenants in accordance with the Immigration Act 2014 and the Immigration (Residential Accommodation) (Prescribed Requirements and Codes of Practice) Order 2014. We do not discriminate on the basis of nationality or immigration status beyond what is required by law.

8. Complaints

If you are dissatisfied with any aspect of our service, please refer to our Complaints Procedure. As a member of The Property Redress Scheme, unresolved complaints may be referred to the PRS for independent adjudication.
